Setting up your RTM company
From gauging leaseholder interest to serving Notice of Claim and dealing with the landlord, we see you through the entire Right to Manage process.
We back the directors of Right to Manage companies and residents' management companies — from setting up an RTM company to holding a managing agent to account. Over fifty RTM companies guided, and counting.
Becoming a director of your building's management company is a real responsibility — usually unpaid, and on top of a day job. We're the specialists in your corner, whether you want to appoint the right agent, hold your current one to account, or manage the block yourselves.
From gauging leaseholder interest to serving Notice of Claim and dealing with the landlord, we see you through the entire Right to Manage process.
We help you write the brief, run a fair tender and pick a managing agent that fits your building — not just the cheapest quote on the table.
Already have an agent? We review their performance against your service charge and give directors the questions and benchmarks to keep standards high.
Prefer to run the block yourselves? We set up the systems, budgets and procedures so a volunteer board can manage properly and with confidence.
We help directors read, challenge and plan service charge budgets, so leaseholders' money is understood and spent where it should be.
Company filings, meetings, insurance, major works and Section 20 — we help directors stay on the right side of their obligations.
We test appetite among fellow leaseholders and confirm the building qualifies.
We set up your RTM company correctly, with the right members and directors in place.
We prepare and serve the formal Notice of Claim on the landlord on your behalf.
We manage the response, any counter-notice and the negotiation that follows.
On the acquisition date, management passes to you — and we help you hit the ground running.
We work behind the scenes with agents too — sharpening systems, training and strategy across nine core services.
With over a decade of hands-on, multifaceted block management experience — and twelve years running and assisting businesses of every shape and size — Maverick Property Consultants exists to support and advise the people responsible for buildings like yours.
We're not generalist consultants applying a template. We know this industry from the inside, which means we can talk honestly with directors about what a good managing agent looks like, whether your service charge stacks up, and where your building is being let down — then help you put it right.
The herd manages buildings the way it always has. We're here for the directors who want to do it better.
A little on how we work with resident directors, and why it pays to have specialists alongside you.
Yes. We've been involved in setting up more than fifty Right to Manage companies across the country. From gauging interest and serving Notice of Claim to dealing with landlords, we'll see you through the entire process.
An RTM (Right to Manage) company lets leaseholders take over management from the landlord without having to prove fault, using rights under the Commonhold and Leasehold Reform Act 2002. An RMC (residents' management company) is usually named in your lease from the start and is run by leaseholder directors.
We support the directors of both — whether you're forming an RTM company or steering an established RMC.
Absolutely. Many directors bring us in precisely because they have an agent and want an independent view. We review performance, benchmark fees and service, and give your board the tools to hold the agent to account.
No. We support directors who self-manage and directors who use an agent. The goal is the same either way: a well-run building, and leaseholders who trust how their money is spent.
Tell us where things stand and what you'd like to change. We'll come back to you personally — no call centres, no chatbots.
